Feasibility Studies and Due Diligence Analysis
MLG can help identify areas that have the potential to either stop a project or have a meaningful impact on its cost-benefit. Variables such as geotechnical issues, environmental risks, and entitlement hurdles need to be identified early in the process. Our wide-ranging knowledge base in commercial development coupled with prior experience in various local jurisdictions give our clients the confidence they need to make informed decision for their project plans​​.
Master Planning and Concept Layouts
MLG can help project Owners to develop comprehensive master plans and concept test-fit layouts for different types of projects. Our team of experienced professionals have an extensive background in design and real estate development and are uniquely qualified to help identify the greatest and best use of your property while highlighting any land-use or existing site constraints.

Preliminary Cost Estimates
​At MLG, we understand that cost related decisions need to be made on reliable information. Our team of experienced construction professionals have access to historical cost information from other similar projects to create an independent estimate utilizing actual recent data on construction costs. This preliminary estimate is validated by input from the general and subcontractor community and in many cases our internal rough order of magnitude estimates are supported by multiple estimates from contractors.
Procurement of Design and Consulting Services
​Design consultant selections are one of the first pivotal decisions an Owner will need to make that will shape the outcome of the project. MLG team members have the benefit of working closely with some of the region’s top design professionals and we can be a great resource for the Owner in developing a clear and concise scope of work and RFPs for Architects and Design Consultants while leading the effort in procuring and analyzing competitive proposals.
Design Management and Peer Review
One of the most effective ways to minimize change orders is to properly manage and review design documents at every stage. Our team of experienced design and construction professionals has the knowledge to provide a constructability peer review of the design documents to help make recommendations and identify areas that may impact project costs or may be unfeasible to build. The best changes are those done on paper – before it gets built.
Permit and Entitlement Approvals
​MLG will work closely with the Owner’s land-use attorney, design team, and permit expediter to ensure that all necessary design documents and supplemental information is issued and submitted to the appropriate jurisdictional authorities needing approval.
Pre-Construction Coordination
Every successful project begins with a strong foundation. A thorough Pre-Construction process is often one of the most critical phases of the project where decisions made can have the greatest impact on the success of construction.
Value Engineering
At MLG, we draw upon our multidisciplinary in-house capabilities to consider Value Engineering in the earliest stages of design and planning. We strive to identify areas of potential cost concern in the early stages of planning and coordinate the development of design documents with some flexibility to be modified if necessary.
Contract Administration
MLG has extensive experience in working closely with Owners' legal team to assist and provide valuable feedback in drafting and finalizing modified AIA contract documents and Professional Services Agreements for general contractors and other Owner vendors and/or testing agents. ​

Bidding of General Contractor Services
​MLG has the experience and ability to assist the Owner in drafting and creating RFP documents for General Contracting services, conduct onsite pre-proposal meetings and site walks as well as provide concise and detailed bid evaluations and leveling.
Hazardous Materials and Environmental Remediation Coordination
​MLG can help coordinate and procure hazardous material abatement and environmental remediation efforts with Owners' consultants in consideration with the overall project schedule and commencement of work.
Utility/Infrastructure Coordination
At MLG our team of engineers and construction management professionals can assist the Owner in overseeing the dry-utility coordination and relocation efforts, site infrastructure, and utility design coordination as well as any applicable approval and review process by jurisdictional authorities or utility providers.
Lease Negotiations
​MLG can also assist Tenants or Landlords by managing the pre-construction process for Tenant Improvement projects starting with bid-procurements, preparation and tracking of lease abstracts, work letter estimates, preliminary budgets, and development of overall baseline schedules.

Critical Path Method (CPM) Scheduling
At MLG we understand that time is money and having an in-depth understanding of the project schedule is a critical part of controlling the budget and cost overruns. Our team of construction professionals will work closely with the Owner, General Contractor, and other design team members to develop a high-level master development schedule early in our project engagement.
Onsite Owner Representation
​Our mission throughout all project development phases is to become your partner and serve as an extension of your organization. Our team members will have a major presence onsite as dictated by our Clients and become your eyes and ears during construction while always advocating for your interests first.
Quality Assurance
At MLG our team members place as much emphasis on quality assurance as we do in the management of the project budget and schedule. Our quality assurance strategy begins with a thorough understanding and familiarity with the construction documents and we strive to establish high expectations with each trade before starting work to make sure the work meets the requirements of the contract documents. ​
Construction Administration
​Construction administration and reporting is a key process with every project that requires great discipline to ensure paperwork does not stand in the way of progress. At MLG our team members understand that our authority to act on behalf of the Client as a construction administrator is limited only to the extent provided in the contract documents and dictated by the Owner.
Logistics Planning and Coordination
​At MLG our team of construction professionals has the expertise to work hand-in-hand with the Owner’s design team and general contractor to assist with establishing site logistics and planning prior to commencement of construction. This plan is then communicated to property managers and other interested parties as necessary to manage expectations and minimize impacts to neighboring properties or other affected parties.
Closeout and Post-Construction
Often times the project closeout process is overlooked and given little significance with many considering it as unnecessary procedures to satisfy organizational requirements. At MLG we always begin every project with the end in mind. Our team recognizes the importance of proper project close-out procedures and we dedicate as much time and effort into finishing each project as we do to start them.
